Mapletree Takes a Set of Data Centers Off Digital Realty’s Hands

A substantial portfolio of data centers will be changing hands. Digital Realty unveiled two transactions that will send 13 of its facilities over to Mapletree Investments and Mapletree Industrial Trust for about $1.4B.

In the first transaction, the two Mapletree entities will acquire 10 data data centers for $557M. They are fully leased and expected to generate $37M in net operating income next year. Digital Realty will manage the services for a year’s transition. Three of the facilities are in virginia, two in Colorado, and one each in Arizona, Texas, Massachussets, Ontario, and Georgia, and the total square footage is just under 1.4B.

In the second, three large hyperscale facilities in Ashburn will be owned by a joint venture that is 80% owned by Mapletree with the balance still in Digital Realty hands. The three fully-leased facilities will earn $61M in net operating income in 2020 and purchase price for that stake will be $811M.

Digital Realty will use the proceeds to delever and to fund other growth projects. Meanwhile Singapore-based Mapletree will be out there looking for more data center opportunities.
